What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, patios, and pantries. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more space than you actually own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A measurement service will secure fair market value for your property. Living space is one of the most important factors potential buyers consider when purchasing a house — but since these values are often approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of potential buyers. The only reliable method of using a precise GLA when listing your property is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's property sells at a price that accurately reflects market value, we suggest requesting a home measurement of the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool to interest potential buyers since they can see the layout and details of the home before and after touring.
